Inside out on Old Mill

Sometimes, someone walks into a house and falls in love with the kitchen. Or the bath, or the fireplace.

When Toni Schmidt walked into 4600 Old Mill Road, she fell in love with the view.

And it wasn’t just the view of the genteel, tree-lined neighborhood out the front floor-to-ceiling windows in the living room, although, she says, when it snows in the wintertime, that view is “like looking at a Thomas Kinkade painting.”

No, it was the view from what was then the dining room that captivated her.

“That sold the house,” says the 56-year-old mom of three and grandmother of two who works part time as a landscaper’s helper. “The courtyard sold me, as bad as it looked.”

Yes, Schmidt could see beyond the giant fake rock waterfall and overgrown vines that dominated the rectangular space around which the house was built.

After all, she says, how many houses in Fort Wayne have a courtyard, let alone one with a good-sized flowering dogwood tree?

Schmidt says she could imagine the space as a private, botanical retreat. And, after she and her husband, Wayne, 62, a marketing manager for a plastic packaging company in Auburn, started remodeling the home, it was with maximizing the courtyard’s appeal in mind.

Two downstairs bedrooms and baths were merged into a master suite that opens onto the courtyard, and the dining room was relocated to open up a space in the center of the house’s first floor that showcases the view.

The courtyard now has a pond lined with real rocks and a fountain, an expanded cut-stone patio with an outdoor dining set, and copious plantings of annuals and perennials. The space can be seen from every wing of the house, including the one that contains a screened sun porch and the one that houses the garage and a potential apartment on its second floor.

Schmidt says the effect is like looking out onto a corner of a street in a quaint village in England or somewhere else in Europe, and she says she enjoys it in every season.

Once she got beyond worn and dated mustard-gold carpeting in the living room and metallic gold-leaf wallpaper in the foyer, Toni Schmidt says she found many other appealing features of the house, a Prairie/Tudor hybrid built in 1950.

She says she especially loves the home’s spacious living room paneled in quarter-sawn oak – even taking pains to replicate it when the remodel required extending a short portion of wall. She also likes the home’s galley-style kitchen, which was remodeled in the late 1990s by the previous owner.
